Shingle roof replacement and repair

Repairing or replacing an asphalt shingle roof as a layered assembly, not simply covering the surface with new shingles.

Free on-site measure. A number quoted over the phone is a guess.

You probably want this if…

  • Shingles are missing, curled, cracked or losing granules
  • A leak appears around a valley, wall or penetration
  • The roof is near the end of its expected service life
  • You want the roof, fascia and gutters inspected as one scope

The work

What actually happens

  1. 01

    Trace the failure

The interior stain is rarely directly below the entry point. Roof planes, flashings and penetrations are checked before repair or replacement is recommended.

  2. 02

    Expose and restore the base

Where tear-off is required, the deck becomes visible. Damaged areas are addressed before underlayment and shingles cover them again.

  3. 03

    Build the water path

Starter, field shingles, valleys, flashings, ridge details and ventilation are installed as one sequence, with runoff directed into a sound roof edge and drainage system.

Planning the estimate

What shapes the price

Every home and scope is different. The final price depends on the measurements, material choices, access and the condition of the existing system. These are the factors Mountain Top reviews during the estimate.

Estimates are free. You receive a written specification and fixed quote before work begins; the price changes only if a genuinely hidden condition appears that could not have been seen beforehand.

  • Roof area, pitch and number of planes
  • Repair, partial replacement or full tear-off
  • Shingle line and underlayment
  • Deck repairs discovered after removal
  • Valleys, wall lines and penetrations
  • Ventilation, disposal and access

Around here specifically

What the desert does differently

Sun and heat age asphalt, while high winds test starter courses, edges and fastening. Monsoon storms then expose the weakest flashing or penetration, so a lasting scope has to look beyond the field shingles.

Questions

About shingle roofing

Can a leak be repaired without replacing the roof?
Often, if the surrounding shingles and deck remain serviceable and the failure is isolated. Widespread age, repeated repairs or brittle material can make replacement the better use of money.
Why is the roof deck important?
It is the structural fastening surface beneath the roofing. Soft, delaminated or damaged decking cannot reliably hold the new system and should not be hidden.
When should gutters be replaced during a re-roof?
Usually after or as part of the roof work, so drip edge, fascia and gutter position can be coordinated and new roofing is not disturbed later.
