Metal roof installation and replacement

A metal roof assembly planned from the deck outward, with panel layout, underlayment, penetrations and edge details treated as one weather system.

Free on-site measure. A number quoted over the phone is a guess.

You probably want this if…

  • The existing roof is at the end of its service life
  • You want a durable roof with crisp architectural lines
  • A re-roof is the right time to coordinate fascia, trim and drainage
  • Storm or maintenance history makes a complete system review worthwhile

The work

What actually happens

  1. 01

    Inspect the deck and geometry

Slope, deck condition, valleys, penetrations and ventilation determine the assembly. A metal panel cannot correct a weak deck or an unsuitable drainage path.

  2. 02

    Lay out panels and flashings

Panel widths, seams, eaves, ridges and penetrations are planned before installation so the visible rhythm and the water path agree.

  3. 03

    Install the complete weather system

Underlayment, panels, closures, flashings and fasteners are installed to the selected manufacturer’s requirements, then roof-edge drainage is checked as part of the finish.

Planning the estimate

What shapes the price

Every home and scope is different. The final price depends on the measurements, material choices, access and the condition of the existing system. These are the factors Mountain Top reviews during the estimate.

Estimates are free. You receive a written specification and fixed quote before work begins; the price changes only if a genuinely hidden condition appears that could not have been seen beforehand.

  • Roof area, slope and number of planes
  • Panel system, gauge and coating
  • Tear-off versus an approved overlay assembly
  • Deck repairs and underlayment
  • Valleys, chimneys, skylights and other penetrations
  • Edge trim, gutters and access

Around here specifically

What the desert does differently

High UV, large temperature swings, wind and short intense storms make correct panel movement, closures, fasteners and flashing essential. Color and reflectance also affect both heat response and the home’s overall appearance.

Questions

About metal roofing

Is every metal roof a standing-seam roof?
No. Exposed-fastener and concealed-fastener systems behave differently and carry different costs, maintenance needs and appearance. The quote should name the exact system.
Can new gutters be coordinated with a metal roof?
Yes, and re-roofing is the right moment to coordinate drip edge, fascia condition, gutter height and downspout capacity rather than treating them separately.
Will a metal roof be noisy?
Sound depends heavily on the deck, underlayment, attic and insulation—not only the outer panel. The complete assembly determines what is heard indoors.
